There are two ways to start the journey toward your home. You can come up with your own architectural design, which we’ll build upon together, or we can create the entire concept from scratch together with you.
If you choose one of our designs, we will work with you to create a customized architectural concept that takes into account your lifestyle, the character of the lot, your spatial requirements, and your planned budget. The result is an architectural vision for your home that combines aesthetics, functionality, and technical feasibility.
150,000–350,000 CZK (before the project begins)
We’ll take care of everything for you. As part of the contract for work, we’ll handle all project planning and administrative tasks related to construction. We’ll take care of the necessary documentation, the permitting process, and the coordination of each step so that your project proceeds smoothly from the architectural concept through to completion.
The foundation of your future home, ready for the next phase of finishing work. As part of the structural work, we’ll provide a complete structural design for the house, including the foundation slab, exterior and interior walls, and ceiling and roof structures.
Aluminium roller blinds integrated into the facade of all windows, which means that the blinds are not visible.
Estimated price for the shell of the building: 40,000–50,000 CZK/m² of net floor area, including VAT.
A technically prepared house inwhich, in addition to the complete structural shell, key technical systems have also been installed. This stage of completion is an ideal solution forcustomerswho wantELKto prepare the house’s technical infrastructure and then complete thefinalinterior elements themselves.

A fully completed home, ready for you to move in. We’ll take care of not only the construction and technical systems of the house, but also the interior finishes to the agreed-upon standard—from flooring to bathrooms to interior doors.
We install everything from vinyl to premium quality real wood flooring in every room of your home.
Interior doors, including painted doors, in titanium grey or split oak, with black handles.
You can choose between different tiles with dimensions of 60×60 cm or 30×120 cm in porcelain stoneware quality.
Estimated price for a turnkey construction project: 70,000–95,000 CZK per square meter of net floor area, including VAT.
Included in the price of an ELK home
A home is not defined solely by its architecture. Just as important are the materials, finishes, and interior details that determine its overall atmosphere. We’ll help you select interior products from the ELK lineup and integrate them into the home’s overall design concept.
If you are planning a custom interior design solution that goes beyond what we offer, we will provide you with expert advice and help you choose a suitable interior design firm.
Our collaboration doesn’t have to end with the completion of your home. The patio, pool, garden, fencing, smart home system, and energy solutions all form a single, integrated whole. That’s why we can also help you with the implementation of the related components of your project.
As part of the Construction Management service, an ELK project manager will coordinate selected contractors and oversee their involvement in the actual construction of the house.
Terraces, pergolas, canopies, or other outbuildings that complement the architecture of the house.
Coordination of the pool, home spa, sauna, or fitness area in conjunction with the home’s design and its systems.
Paved areas, driveways, landscaping, fencing, entrance gates, and other features of the property.
Rainwater retention and infiltration, irrigation systems, and other water management solutions.
Solar power, battery storage, energy management, spot electricity trading, or deep-well drilling.
Comprehensive smart home and automation solutions using Loxone, Somfy, and other technologies.
Home security, camera and security systems, including Jablotron solutions.
If you plan to use the Construction Management service, ELK will handle the complete coordination of selected contractors and related projects. The fee for this service is 10% of the cost of the products and services whose implementation ELK coordinates.
